Reports for Properties and Communal Grounds in Warlingham, Whyteleafe and the Surrey Area

A tree report is an arboricultural assessment, and it can be used to evaluate the condition of trees on shared properties and on communal grounds. This assessment evaluates structural integrity, safety and general tree health, outlining any actions required so that letting agents, landlords and resident associations fulfil duties of care.

Under the Occupiers’ Liability Act 1957/1984 and also the Health and Safety at Work etc. Act 1974, key stakeholders have responsibilities to mitigate risks, and to also eliminate damages, injuries and harm.

Individual areas covered by our company include:

Banstead | Caterham | Coulsdon | Croydon | Epsom | Purley | Redhill | Reigate | Sanderstead | Sutton | Warlingham | Whyteleafe | Surrey

Insurers might also need to see reports for shared properties or for communal grounds to see if a tree is affected by subsidence, decay, disease or structural failure prior to issuing an annual policy. An assessment even helps in resolving conflicts related to boundaries.

Report Types

The most common report for evaluating shared and communal grounds is a tree risk assessment; essentially a health and condition survey. A report documents the species, size and welfare of trees, and it also categorises proposed work based on urgency. The higher the urgency, the more important it becomes for remedial actions to be undertaken.

We also compile surveys under BS 5837:2012.

This type of survey is required when shared properties, and communal grounds, are the subject of proposed building and development work.

You can also use us for mortgage and insurance reporting.

If a shared property is situated in a conservation area, you need to provide a minimum 6 weeks of notice prior to felling or to pruning a tree. A detailed report will help when submitting applications. If a Tree Preservation Order (TPO) is in place, consent will be needed.

Non-approved work on preserved trees carries severe penalties.

Reports for shared properties and communal grounds vary in price, so an initial survey will be less costly than a more comprehensive risk assessment. Wherever in South London or Surrey you happen to live or work, be it in Banstead, Caterham, Coulsdon, Croydon, Epsom, Purley, Redhill, Reigate, Sanderstead, Sutton, Warlingham or Whyteleafe, our consultants will be there to offer the help and support you require.

With a report in place, and with the appropriate actions taken, work in shared and communal grounds can be approved and kept compliant.

Our consultants assess trees, compile a survey and also provide tree management plans. Going forward, we can also suggest a re-inspection date complete with recommendations for the required tree work. W.J. Kent Tree Consultants Ltd offers a full service to manage trees on a site and, if inspections or tree works are completed as recommended, it covers the client for tree issues and possible insurance claims.
